Black granite, white metal windows and black brick create a simple clean flow to this Karl Fischer design. This 33 unit rental project offers residents condo style layouts.

The large glass doors and a double height space give the lobby a feeling of openness.  Walls are lined with horizontal wood boards and dried stacked stone and the floors are a polished tinted white concrete.  The composition of materials are a contrasting mix of industrial and refined.

The lobby focal point is a one of a kind light installation feature.  This full service building offers a unique posting for the doorman framed with a custom made glass desk.  The soaring double height lobby space is connected to a lobby lounge.  The custom built millwork selected for the lobby lounge create a comfortable library and meeting room hybrid.

The hallways are lined with a center lit trough seamlessly connecting to the  mini track heads lighting dotting the ceiling.

Each apt is designed with warm grey washed oak floors,  large windows and recessed lighting.  The large gourmet open kitchen is a modern mix of white lacquer, wood  with complementary stainless steel back splashes and grey Caesar stone.

Bathrooms are a clean palate  of off white and grey hues with a feature wall comprised of tiles arranged in a custom pattern.  White washed oak doors and lacquer surround the  vanities with a palate of neutral whites and grays.  The recessed mirror complete this sophisticated bathroom design.
